Facility Manager, Mechanical & Plumbing Systems

Position Overview: The Facility Manager, Mechanical & Plumbing Systems, ensures the care and upkeep of Terminal 4 by providing passengers and tenants with a safe, comfortable, clean, and efficient terminal. This role works in a fast-paced but safety-conscious, strategic, and tactical environment. The Facility Manager, Mechanical & Plumbing Systems, oversees and coordinates the safe and efficient operation and maintenance of the HVAC, plumbing systems, and related contract services. This role plans, budgets and schedules facility modifications, including estimates on equipment, labor, materials and other related costs. Additionally, this role will help define the strategic and efficient improvement of Terminal 4’s maintenance programs. The role requires a high degree of initiative, sound judgment, operational excellence, and leadership.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Responsible for overall maintenance of Terminal 4 with a concentration on mechanical and plumbing systems
  • Develops, implements, executes, and monitors preventative maintenance programs for mechanical and plumbing systemsIdentifies, analyzes, and implements cost-effective resolution for non-routine maintenance problems i.e., repairing and/or upgrading services and systems
  • Oversees the execution of all maintenance contracts related to building management system (BMS), fire alarm system, fire suppression/sprinkler system, HVAC, water/sewer/plumbing, and any system related to the building’s safe and efficient operation
  • Serves as mechanical and plumbing system subject matter expert for the department
  • Organize and maintain as-builts and maintenance records in computerized maintenance management systems (CMMS)
  • Prepares request for proposal documents for design and services
  • Prepare and manage the execution of maintenance and capital improvement projects
  • Evaluates, identifies, and implements new ideas, technologies, or process improvements to increase organizational efficiencies, cost savings, and customer experience improvements
  • Monitors and controls department budgets and expenditures; verifies and reconciles expenditure of budgeted funds; prepares financial reports reflecting the status of programs and activities
  • Serves as first responder, taking appropriate actions in the event of emergency or critical incidents to resolve, confine, and/or prevent potentially injurious or hazardous conditions at Terminal 4
  • Ensure strict adherence to industry standards and regulatory requirements
  • Maintains and cultivates professional working relationships with business partners, contractors, and project managers, and acts as a point of contact and guidance regarding their work at JFK
  • Regularly interfaces with local stakeholders and leadership to coordinate projects and maintenance activities
  • Communicates effectively and regularly with leadership and other key internal and external stakeholders
  • Perform other duties as assigned by VP, Asset Management, and President & CEO
MINIMUM QUALIFICATIONS:
Education, Training, and Experience
  • Bachelor’s degree in engineering
  • 5 years of related experience
  • CFM certification, PMP certification, and/or Professional Engineer License preferred
Special Requirements
  • Must be able to pass a criminal background check and obtain and maintain federally mandated security clearances required to work at an airport
  • Must be available to work flexible hours as necessary to address and coordinate related issues and snow events

Knowledge
  • Technical knowledge of BMS, fire alarm system, fire suppression/sprinkler system, HVAC, water/sewer/plumbing
  • Knowledge of NYC building and NEC codes

  • Ability to read and interpret architectural and engineering drawings
  • Advanced computer skills (AutoCAD, MS Office)
